Cast Iron, Copper, or Polybutylene: What's Behind Your Walls by the Year Your Home Was Built

Most people in St. Pete think about water damage as something that comes from outside. Surge, king tides, an afternoon storm that dumps three inches on 4th St N before you've finished lunch. Fair enough. But a big share of the wet drywall we cut out never touched bay water. It came from the pipes already in the house, and which pipes those are depends almost entirely on the decade someone poured the slab or nailed the first joist.

So here's the useful way to think about it. Pull your property record from the Pinellas County Property Appraiser, note the year built, and you can predict the failure mode before it happens.

Pre-1960 bungalows: cast iron on borrowed time

If you own in Historic Old Northeast or Historic Kenwood, this is you. Old Northeast was platted in 1911 and built out through the 1940s. Kenwood is 2,203 historic buildings across 375 acres, the district everyone calls bungalow heaven. Beautiful housing stock. Also housing stock with cast-iron drain-waste-vent pipe that's now 80 to 100-plus years old.

Cast iron was engineered for a 50 to 75-year life. Do the math on a 1926 Craftsman and you're two full lifespans in. Our salt air doesn't help — it corrodes the pipe from the outside while decades of waste scour it from the inside. The tell is usually slow: a floor that feels soft near a bathroom wall, a sewer-gas smell that comes and goes, drains that back up for no reason, or a stain blooming through baseboards on a first-floor slab. By the time it's visible, the pipe under the slab has often been weeping for a while.

Full DWV replacement in one of these homes runs roughly $10,000 to $30,000. The spread is real — a raised-foundation bungalow where a plumber can get under the house is nowhere near the cost of a slab home where they've got to jackhammer through the floor, reroute, and put it all back. When we get called into these, the water damage remediation is often the cheaper half of the invoice. The plumbing is the main event.

Mid-century slab homes: copper, and it's mostly fine

Homes built from the late '50s through the '70s are usually slab-on-grade with copper supply lines. Copper is the good news of this list. It lasts, and when it does fail it tends to fail as a pinhole leak rather than a catastrophe — a slow drip inside a wall that shows up as a bubbling paint spot or a jump in the water bill.

The one exception is a slab leak, where the copper under the concrete corrodes or wears through. Signs: a warm spot on the floor, the sound of running water when everything's off, unexplained humidity. A single slab leak repair is usually a few hundred to a couple thousand dollars if it's one spot. If the whole run is going, a repipe overhead through the attic lands in the low-to-mid four figures. Not fun, but rarely a five-figure problem the way cast iron is.

1980s-90s builds: polybutylene, the one to actually worry about

Here's the sleeper. A lot of homes built in the '80s and '90s went in with polybutylene supply lines — gray plastic pipe, often with plastic or metal fittings. It was cheap and fast, and it fails. Chlorine in the water supply makes it brittle from the inside, so it can crack and let go with almost no warning. No slow drip, no bubbling paint. Just a line that splits behind a wall while you're at work.

If your home is from that era, it's worth having a plumber confirm what you've got. If it's poly, budget for a whole-house repipe on your own timeline rather than an emergency one — you do not want to discover it the way most of our poly clients did, which is by coming home to a flooded floor.

Why the year built matters double in St. Pete

There's a local wrinkle that makes a burst pipe more expensive here than almost anywhere else, and it's the 49% rule. FEMA's substantial-damage threshold is 50% of a structure's pre-damage value; the City of St. Petersburg went stricter and set it at 49%. Hit that number in repair costs — structure value only, from the county, not the land — and the home has to be brought up to current floodplain and building code. In an AE or VE zone, that can mean elevating the whole house.

The part that catches people: it's a rolling 12-month window, and it adds up. Storm repairs need permits — drywall, flooring, doors, cabinetry, finishes all count. So if you patched Helene damage last fall and then a cast-iron line fails this spring, those permits stack. Older, lower-value homes in flood zones cross 49% faster than owners expect. Places like Coquina Key and the low-lying neighborhoods carry both risks at once — surge exposure and aging pipe under the slab.

And whatever the source, the clock is short. The IICRC S500 standard puts the drying window at 24 to 48 hours, and above 60% indoor humidity mold can colonize in that same 24 to 48 hours. In a St. Pete summer, with ambient humidity sitting at 75-80%, a Tuesday pinhole leak is a Thursday mold problem if nobody's drying it. That's true in Gulfport and Broadwater same as everywhere else on the peninsula.

Look up your year built. If it's a pre-1960 bungalow, get a plumber to camera the cast iron before it decides the timing for you.
