Should You Run the A/C After Water Damage?
Sometimes it helps and sometimes it spreads the problem through every duct in the house. Which one depends on where the water was.
In a Florida summer the instinct after a leak is to get the air conditioning working hard, on the reasoning that cooler and drier is better. Sometimes that is right. The question is whether the system touches the wet area
An air conditioning system pulls air in through returns, passes it over a coil, and pushes it back out through supply registers. If any part of that loop passes through or near the affected area, the system becomes a distribution network for whatever is in that air.
Clean water, caught immediately, in a room with no return in it: running the system is generally fine and the dehumidification it provides is genuinely useful. Contaminated water, or visible growth, or a return register sitting in the affected room: switch it off and leave it off until somebody has assessed it.
The specific thing to look for is a return grille, usually a large vent in a hallway or a central wall. Anything airborne near it is going into the ductwork.
Why it matters more in this region
Two local features raise the stakes. A great many homes here are single-story on a slab, and in older construction the ducts sometimes run below the slab or through a crawl area. Those runs are difficult to inspect and worse to dry, and water reaching them is a serious complication rather than an inconvenience.
The other is humidity. This climate keeps outdoor dew points high for most of the year, which means any moisture introduced into a duct system has a slow path back out and a favorable environment while it sits there.
Air conditioning is not the same as dehumidification
A cooling system does remove some moisture as a side effect of cooling, and that is a real benefit. It is not sized or controlled for drying a wet building, and it cannot be.
The system runs on temperature. Once the thermostat is satisfied it shuts off, regardless of how much water is still in the structure, and short cycles remove very little moisture. A commercial dehumidifier runs on humidity and keeps working until the air is genuinely dry.
Setting the thermostat very low to force longer run times is a common improvisation and it causes its own problems, including a coil that ices and a system that then removes nothing at all.
When the crew asks you to leave it off
Structural drying is usually run as a closed system with the doors and windows shut and the equipment controlling the environment. An air conditioning system cycling on and off inside that chamber works against it by moving air the crew did not plan for and by cooling materials that the drying is trying to keep warm.
It feels counterintuitive in July. The room being warm is part of how it dries, because warmer materials give up moisture faster and warmer air carries more of it away.
If water reached the equipment
An air handler that sat in water, a return plenum that got wet, or ductwork with standing water in it are all reasons to keep the system off entirely until it has been inspected. Insulation inside a duct that has been wet is not something that dries in place, and a wet air handler cabinet is a growth site sitting upstream of every room.
Have it looked at by an HVAC technician as well as the restoration crew. The two trades are assessing different things, and a system that is mechanically fine can still be contaminated.
What to do about the filter
Change it, and change it again after the work is finished. A filter that was in place during demolition or drying has caught dust and debris and is now a restriction, and a restricted filter reduces airflow and makes everything downstream worse.
This is cheap and it is the single most commonly skipped step after a loss.
Do the ducts need cleaning?
Not automatically, and the industry sells a great deal of duct cleaning that changes nothing. What justifies it is a specific reason: water that entered the system, visible growth inside the ducts, debris drawn in during demolition, or an odor that persists once everything else has been resolved.
Ask for the reason and ask to see it. Photographs from inside the duct are straightforward to obtain, and a company that recommends cleaning should be able to show you why. If the water never reached the system and the air is fine, the money is better spent elsewhere.
