The 55-plus condo and villa communities off East Bay Dr were built stacked and sharing walls, so one supply line letting go under a kitchen sink runs downhill through the neighbors before anyone finds the shutoff. We show up expecting to open more than one door.
Slab-on-grade changes the job too. Water spreads flat and gets under flooring where you can't see it. Older half of the housing stock is cast iron, newer half polybutylene. The mobile home parks are their own animal — skirting-level flooding, and owners with no flood coverage.

The west side toward Indian Rocks Beach is AE, but interior Largo floods along the Cross Bayou and McKay Creek drainage. Insurers treat storm intrusion and burst pipes differently, so we note which it was on day one.
